General Manager

DUTIES & RESPONSIBILITIES:

  • Oversees day-to-day operations of the shopping center through a variety of programs designed to ensure productive and profitable merchants and properly maintained property.
  • Works with marketing staff to maximize profits by increasing sales in the shopping center.
  • Establishes and maintains harmonious tenant relations and provides merchandising assistance to tenants whenever required.
  • Supervises hiring, training and work of all shopping center employees.
  • Oversees the general quality and evaluation of all employees in the shopping center and takes specific responsibility for changes and status of all staff on site.
  • Supervises the activities of all on-site personnel.
  • Supervises the activities of all contractors on-site.
  • Supervises, in close cooperation with on-site staff and home office personnel, tenant obligations including accounts receivable, insurance, sales reports, etc.
  • Develops and maintains effective working relationships with local community and government organizations.
  • Coordinates with Leasing Representative the preparation of center's annual leasing game plan with objective of maximizing sales.
  • Maintains accurate insurance requirement records as dictated by tenant leases.
  • Establishes annual operating and capital budgets, administers funds and incurs additional expenses as necessary.
  • Reviews monthly accounts receivables to ensure timely remittance of delinquent charges.
  • Maintains final authority for monthly sales and receivables reports, as well as weekly payable approvals and payroll.
  • Responsible for all functions as determined by Regional Manager or VP, Retail Management.

QUALIFICATIONS:

  • Bachelor's Degree in Business Administration, Communications or Finance.
  • Five to ten years minimum in Shopping Center Management.
  • Certified Shopping Center Manager (CSM) preferred.
  • Knowledge of retail management, property management, accounting, security and physical plant management.
  • Combination of equivalent education and experience necessary to effectively perform the responsibilities of the position.
  • Actively involved in ICSC functions.
  • Managerial experience in a shopping center or other property.
  • Ability to communicate effectively, both orally and in writing, with all levels of management, staff, business representatives and the general public.
  • Effective interpersonal skills.
  • Other duties as required and assigned.
