General Manager
DUTIES & RESPONSIBILITIES:
- Oversees day-to-day operations of the shopping center through a variety of programs designed to ensure productive and profitable merchants and properly maintained property.
- Works with marketing staff to maximize profits by increasing sales in the shopping center.
- Establishes and maintains harmonious tenant relations and provides merchandising assistance to tenants whenever required.
- Supervises hiring, training and work of all shopping center employees.
- Oversees the general quality and evaluation of all employees in the shopping center and takes specific responsibility for changes and status of all staff on site.
- Supervises the activities of all on-site personnel.
- Supervises the activities of all contractors on-site.
- Supervises, in close cooperation with on-site staff and home office personnel, tenant obligations including accounts receivable, insurance, sales reports, etc.
- Develops and maintains effective working relationships with local community and government organizations.
- Coordinates with Leasing Representative the preparation of center's annual leasing game plan with objective of maximizing sales.
- Maintains accurate insurance requirement records as dictated by tenant leases.
- Establishes annual operating and capital budgets, administers funds and incurs additional expenses as necessary.
- Reviews monthly accounts receivables to ensure timely remittance of delinquent charges.
- Maintains final authority for monthly sales and receivables reports, as well as weekly payable approvals and payroll.
- Responsible for all functions as determined by Regional Manager or VP, Retail Management.
QUALIFICATIONS:
- Bachelor's Degree in Business Administration, Communications or Finance.
- Five to ten years minimum in Shopping Center Management.
- Certified Shopping Center Manager (CSM) preferred.
- Knowledge of retail management, property management, accounting, security and physical plant management.
- Combination of equivalent education and experience necessary to effectively perform the responsibilities of the position.
- Actively involved in ICSC functions.
- Managerial experience in a shopping center or other property.
- Ability to communicate effectively, both orally and in writing, with all levels of management, staff, business representatives and the general public.
- Effective interpersonal skills.
- Other duties as required and assigned.
